Strada Homes are pleased to announce the sale of its latest multi-unit development in Wellingborough to a Supported Living provider. The £1m scheme, consisting of 9 individual apartments and associated office space, will provide much needed accommodation for the sector.
Strada Group CEO Mike Khan commented "We are delighted to have delivered this scheme and transformed what would no doubt be another empty high street property into modern homes for the local community."
"With such an important historical building we have been able to retain some amazing period features whilst bringing a host of modern technology to the apartments - this scheme really demonstrates our values of Quality, Trust and Innovation"
With 1 High Street being central to the conservation area in the town, the Strada design team had to work extremely closely with the planning and conservation teams at Wellingborough Borough Council; matching materials such as handmade imperial brick, natural slate and sash windows to the new build elements of the scheme. Alongside the original building, each apartment has been fitted with filtered heat recovery systems and acoustic glazing ensuring a healthy living environment. In addition, a fire misting system is installed throughout the building to ensure the safety of future residents.
"Innovation plays a big part in what we do, whether it's the latest building materials behind the scenes or the installation of video entry systems and bluetooth controlled heating, we ensure each living space functions effortlessly."
The high level of specification in the scheme brings something completely new to the supported living sector and raises the bar considerably for existing operators. With delivery of this scheme we have formed a long-term strategic partnership in the sector which is due to grow significantly over the next few years.
On the commercial side, the project has also been open to private investors with funds to place.
"as with all our projects we utilise a mix of funding sources, blending our own capital with commercial funding and retail investors. It's a great feeling providing fantastic returns to our private investors who would otherwise be getting next to nothing from their bank savings. We are also extremely pleased to have partnered with Avamore Capital for the project funding, who have taken a pragmatic and flexible approach to ensure we were able to navigate through the challenges of recent months to a jointly successful outcome."
The project was delivered by the Group's own construction company Strada Contract Services with design and architectural support from long-term partner Scroxton & Partners.
